Architectural Design & Planning Permission
BCL take your ideas and turn them into reality with our bespoke design service.
Our Architectural Technicians will design and draw your plans ready for your sign off, consulting with you every step of the way to ensure you are getting what you want. We work with you in every aspect, including the placement of sockets, lights, switches and radiators, as well as room layouts etc.
All structural aspects of the build are designed and approved by one of our Structural Engineers.
We will assess if your project requires planning permission, and if so, we will send your accepted drawings to your local council for approval.
Party Wall Matters
The Party Wall etc. Act 1996 provides a framework for preventing and resolving disputes in relation to party walls, boundary walls and excavations near neighbouring buildings.
The Act regulates construction operations in three distinct situations:
- line of junction works
- works to party walls and certain other boundary structures
- and adjacent excavation works.
BCL can advise on whether the Act applies to specific building operations, the circumstances in which the Act applies, and whether service of notices will be required in particular situations.
We will carry out all Party Wall Notices and Party Wall Awards on your behalf.
Building Control
Building regulations are legal minimum standards for the design and construction of buildings. It’s important to understand that you’ll need experts like BCL to design and build your project.
The regulations are reviewed by building control bodies who check plans and actual work on site for compliance against the building regulations. BCL ensures that all project plans meet the latest building regulations as standard, but in situations where building regulation approval is required, we can act on your behalf to get the approval you need.
Construction & Aftercare
Our team of highly skilled builders, designers, structural engineers, electricians, plumbers, and general tradesmen are experts in what they do, and will be there every step of the way to ensure the smooth construction of your project.
Our Managing Director Jon McGoldrick is a Chartered Quantity Surveyor and Chartered Builder, therefore you know you are in safe hands when it comes to your budget and your build!
Once your build is completed, we do not just pack up and leave. The finished project is thoroughly checked by one of our technical advisers. Any issues we find with the quality, fit and finish of the project will be detailed at this point, and a ‘snag list’ will be created; basically, a list of things we’ve identified that will be resolved immediately, no matter how big or small.
